With all of our new build houses we begin by developing the brief with the client.

 

We develop your ideas and look at layout options, styles, tastes, budget, site context .

 

We develop the brief to maximise your chance of gaining planning permission (at time of publishing we have a 100% record of gaining full planning permission for new build houses), produce building regulations and detail design drawings and advise on builders and contracts.

 

We manage all the design stages and consultants as we progress and we can advise on the various building contract options, administer the contract on site.

We also design for Developers,  Project Managers  and Design and Build Companies along with domestic clients.

WHISPERING REEDS, PETT LEVEL HASTINGS

Approx Build Cost £380k

On the bank of a military canal and looking across to the beach. An upside down house evolved to maximise views from the main living spaces. The style developed from a local vernacular of box like timber clad buildings nearby, while expressing the horizontal elements to allow the building to settle into the landscape. Internally the ground floor corridors divert the route upstairs and away for the downstairs bedrooms for greater privacy. An angled garage is linked by a walkway and window seats in living spaces overlook the main entrance for greater security. 

THE TREEHOUSE, WINCHESTER

Approx Build Cost £400k

Another upside down house, the client came to us with basic house plan ideas, we developed the design and brief creating a unique modernist characterful home. The facade materials change from side to side creating a different character facing each surrounding garden. The steep pitched roof is of smooth fibre cement tiles with hidden gutter detail and is designed to shed the build up of leaves without forming lichen. The shallow metal roofs vary in pitch and with bold lines and hidden gutters, with the corner window seat and horizontal banding give a dynamism to the facade. 

GREENFIELDS, PLUMPTON

Approx Build Cost £550k

Set in the South Downs National Park this dwelling mixes a local rural vernacular with a modern aesthetic to create an individual building that fits naturally within its setting. To the north side the traditional form of the barn roof is subverted and extended at points to create a dynamic individual modern form, the The narrow window band set in the roof derived form the notion of a cherry ladder. To the South the building opens up with large sliding glass doors maximising solar gains and creating sustainable dwelling. 

WINSCOTT, CUCKFIELD

Approx Build Cost £600k

Set in the middle of a sloping field, the design developed into an organic element that falls naturally with the contours. A modernist design was favoured standing out in the field with facing materials made of render, and extra long bricks for texture. The pool begins to tie the building into the landscape and the horizontailty of the elements settle the building lower into the field. 

SUNNYDALE ROAD PATCHAM

Approx Build Cost £450k-£500k

These eco-semis with air source heat pumps southern orientated glazing and solar panel arrays have just gained planning permission. The combination of timber cladding, metal roofing and herringbone brickwork create a modern take on the suburban semi detached. We should be moving on to construction drawings in the Spring.

DANLEYS, SURREY HILLS

Approx Build Cost £750k

Set in the Surrey Hills, this design was developed with  curved plan to maximise views across the valley in many directions. The linking element of the through wall creates a visual barrier to for between the public and private external spaces. A combination of stone and metal roofing give a rural but modern aesthetic. Internally the places are  planned out around a curved axis running through the house and feature staircase.

WESTFIELD SPRINGS, WESTFIELD

Approx Build Cost £450k

Set in the countryside on an awkward site, we orientated the building to the South to maximse solar gains and aligned the different elements wit th site boundaries to help the building settle into the space. Timber cladding, brick and grey tile roof work together for the modern - traditional aesthetic. Internally the double height dining area is crowned by stacked rooflights and overlooked by an internal gallery at first floor level.

NEW HOUSES SALTDEAN AND PLUMPTON

Approx build cost £350k-£500k

The chalet bungalow at Saltdean uses traditional materials and forms, wit the additional of balcony style rooflight in the upper bedroom. We added flint paneling to mix with the red brick and tiles and dark painted wood to give a more traditional appearance.  

The Plumpton House was inherited from another architect, we were commissioned to undertake construction and building regulations drawings and specification. Another traditional house but with the modern cantilevered balconies facing South. The balconies required thermally broken steel connectors to prevent cold bridging through the external fabric.

NEW HOUSES SIDCUP AND DORKING

Approx Build Cost £290k -£400k

We have worked on a variety of more traditional designed new dwellings where the client has wanted something a bit more 'normal' or where we have established that the planning officers may be a little restricting in the style that may be allowed. In order to reduce risk we assess the options and play safe where necessary. Even with more traditional designs there can be scope internally to create interesting functional spaces. The Dorking house has an internal high level glass clerestory to allow light to pass along the house and create a sense of space, similarly the Sidcup house has a central stairwell surrounded by glass and rooflights above allowing light to pass down through the house into living spaces.

NEW HOUSES FOR PROJECT MANAGERS AND DESIGN AND BUILD COMPANIES

Project managers or Design and Build companies bring projects that already have planning permission. These projects usually need the planning conditions resolving and technical details and specifications for building regulations submissions We can undertake this on any project if required.

 

The following show four house projects from a timber frame manufacturer where additional technical drawings, schedules and specification were needed to go to tender, along with some complicated planning permission conditions needing resolving.

HOUSE IN CROYDON

Approx Build Cost £250k

The existing site was a 10m x 6m brick paved parking area and had four previous planning applications refused by the council for various reasons. Because of these refusals the land was inexpensive, but because of the planning refusal history there was effectively a guide on ‘what not to build’. From this we developed a brief and put together a planning application.

 

The main issues in designing a building for this site were the danger of flood risk, visual impact on the view from the street, overlooking into neighbours’ gardens and windows, parking, retaining sight lines from the neighbour’s drive way and the potential for cutting off light to the neighbour’s windows.

 

These issues informed the design so that the plan and form of the proposed house could be developed. The application was supported with further investigations in 3D modelling of shadows and sunlight at various times of the day and overcast daylight calculations.

 

Planning permission was granted on this design and the client sold the site with the permission.

NEW HOUSES AND FLATS FEASIBILITY STUDIES PEACEHAVEN, SOUTHWATER AND BRIGHTON.

Approx Build Cost £400k -£1.2M

These feasibility studies were all commissioned to test the waters for pre-planning advice. I such cases we keep our fee to an absolute minimum to minimise the financial risk of the client at during the early stages of a design.

The flats were for 19 dwellings on South Coast Road Peacehaven. The planners liked the design but wanted us to go to public consultation regarding the fourth floor. 

The Meadow House project in Southwater was a proposed development outside of the village development curtilage. 

The Brighton house was located at a prominent road junction.
